Methodology and limitations
Source and calculation
The figures come from the official Statistiques DVFdataset. The producer divides recorded transaction value by built floor area and publishes sale counts, averages, and medians for apartments, houses, and combined residential property.
Included transactions
The source retains sales, off-plan sales, and auctions involving one qualifying property, excludes rows where a price per m² cannot be calculated, and excludes values above €100,000/m².
Important limitations
Built floor area is not necessarily the French Carrez area. The transaction value is net to the seller and generally excludes notary fees and buyer-paid agency fees. A five-year aggregate can hide recent changes and differences between neighbourhoods, condition, age, and property size.
Update policy
The source is checked after its scheduled semiannual refreshes. Values are replaced only from a new official snapshot, and the observation period and source date remain visible.
